Home Inspection date

My dad was a real estate agent and appraiser, and even though he's not here anymore I know he would lovingly tell me to GET A HOME INSPECTION.  That was the next thing on the list once we had our offer accepted. GET A HOME INSPECTION.

If you've ever bought a house and had a home inspection done, this is the thing that makes you want to break up with your new house and run far far away. A home inspector can find a list a mile long to fix/repair on a brand new home. So our oldie but goodie that's 23 years old darn near had a dissertation full of flaws. Oh okay, so it has sloping floors, crooked door jambs, old windows, non-functioning smoke detectors, bathroom vents emptying straight into the attic space, rotten exterior french doors, a plethora of electrical code violations, a leaky shower, bad drainage, old termite damage, wood rot, clogged up gutters, broken sprinklers ... I'm going to have to stop there. That's not nearly all of it. But I still looooooove him. I know he's not good for me, but I can change him! Really, I can!

I actually met with the inspector, as suggested by our agent, after he finished his work, and he went through a lot of it with me. I highly recommend this, because he can show you parts of your house that you may not think about but will be extremely helpful to know about. He can also give you an idea of the things that need your attention immediately and the things that aren't as important to address. After the total shock of it all wears off, it will help you make a plan of attack.

We then had to sit down and see what things we wanted to go back to the sellers with. It was quite a list. But honestly, who wants to buy a house that needs extensive repairs? We worded it such that they could either make the repairs themselves, adjust the price accordingly, or pay our closing costs. Since they are out of state, they chose to pay closing costs to make up the difference. I get it, it would be complicated to supervise. So we were good with that. Agreement reached.

Now that the home inspection is done, on to the well inspection and the septic system inspection. Yes, we are moving into the city limits of Austin and we will have a well and septic tank. I can totally handle this.
